Kensington Master Builders is a custom homebuilder that has the creativity and skill to build your dream home! We are a low volume Builder who focuses on building relationships with our clients. Building beautifully crafted, high technology homes is our specialty.

The majority of the homes that we build use the latest in energy efficient technology to reach an energy target that meets or exceeds the government's R2000 certification standards. Every house is wired for data transmission through CAT5E with a termination box. Many of our homes are wired for theatre rooms, security systems and music throughout the house.

The first meeting with Kensington is a preliminary one between you and Marilyn. Marilyn is both the President of Kensington Master Builder as well as a Master Builder. During this first meeting she will discuss how Kensington can help you in designing and building your dream home. Building a relationship with our client is just as important to us as building a beautiful home.

Once you decide to have Kensington design your dream home, the next phase is the consultation and estimating process. This may require several meetings with Marilyn and/or the designer to complete three objectives.

• First, there will be a preliminary plan of the layout and the front elevation based on your needs and ideas. Once this has been revised and approved by you a final set of detailed working drawings will be completed. While this designing is taking place, you will be choosing the products and details that will go into your home with the help of a shopping list which will be provided to you.
• Second, a detailed list of the specifications for your home will be prepared based on the choices you have made. This is a 10 to 14 page document which will eventually become part of the Construction Agreement.
• Third, an estimate will be completed to establish the cost for Kensington to build your home based on the specifications.

A retainer of $5,000 gets you started on your drawings. This process will take anywhere between 2 to 6 months, depending on the number of times that the plans need to be altered or number of changes that you decide to make.

Once the cost has been estimated and the plans and specifications are completed you will enter into a Construction Agreement with the builder.

Kensington is a custom builder, and therefore there are many opportunities for our clients to choose the products that go into their new home throughout the building process. All faucets and fixtures, flooring, paint colours, exterior choices, fireplaces, cabinets and countertops, etc. are the choice of the client, so it is important to make the time available to 'shop' for these items. Prior to any products being ordered for the house the final choices will be verified with you once more.
