Our Custom Home Building Process
Now the fun begins. Working with Marilyn and your designer, you’ll start to tease out your ideas to create custom home designs, custom house plans, and/or energy-efficient home plans that are practical, efficient, and beautiful. This process may require several meetings until we have created three documents:
1. A preliminary plan of the layout and front elevation based on your needs and ideas. Once you’ve approved this plan, a final set of detailed working drawings will be completed. While this designing is taking place, you will choose the products and details that will go into your custom home with the help of a shopping list.
2. A detailed list of the specifications for your custom home based on the choices you have made. This is a 10- to 14-page document that will eventually become part of the Construction Agreement.
3. An estimate to establish the cost for Kensington to build your home based on the specifications.
A retainer of just $5,000 gets you started. The process takes anywhere between 2 and 6 months, depending on how many times the plans need to be altered or how many changes you make.
Once the cost has been estimated and the plans and specifications are complete, you will enter into a Construction Agreement with the builder.
